★ ★ ★ ★ ★ Ok place to use as a base before trekking in Hsipaw area. Rooms are small, no place to open backpack. Good breakfast, clean common areas. Very friendly staff allowing you to take a shower after trekking even if you don't stay an additional night. I Absolutely recommend to join the trekking tours run by Than - you can organize this through the guest house.

★ ★ ★ ★ ★ Very nice and clean guesthouse. Friendly staff. Private rooms are nice and cheap. Few of them a bit noisy because burmese people like to ride noisy scooters, anyway almost all traffic sounds end around 11 pm, because is a small village and everybody goes to sleep

- Very cold during the night (thin walls)
- Extremely small room (no actual bed, just mattress on the floor and no place to even put luggage)
- Wi-Fi extremely slow or doesn't work at all
- We booked more expensive room and they gave us the cheapest one.
- Breakfast took long time to prepare even though it was pre-ordered (30 mins).

-It is really cold during the night.
- Very noisy!!
- No towels
- Breakfast take way to long, both days + 30 minutes!
- WiFI doesn't work at all

★ ★ ★ ★ ★ Four because the breakfast and the area you eat breakfast is really good and four because the staff who speak very good English are friendly, even though reserved. Three for the twin room with little space. Five for the service we got and the price when hiring bicycles. Overall a good four ..

★ ★ ★ ★ ★ Not bad for that price. There is hot water here and nice big breakfast ( you can choose, there is 5 option) bit cold during night around 8-12degrees but we got extra blankets. Tea available too , rooms are small but again for this price good ! Working wifi and very very helpfull staff !

★ ★ ★ ★ ★ I got a small room for a fair price. The room itself was facing to the street and you could hear it inside. But I didn't really mind the noise.The curtains were very thin and people probably can see you with turned on lights. Showers and toilets are outside. For breakfast you could choose different options. Breakfast was good. Very friendly and hospitable staff. This is a great place for travellers on a budget, that don't want to stay in a hostel. At that time a dorm bed at a different place booked over my favourite booking site *ahem* , would have cost twice as much. Just don't expect too much for the price and you'll be fine.
