ZiZaWa Guest House Single room can be doubled room with hot and cold water for shower .Mattress is slightly good but a little bit hard ,it need to remove the plastic bag from mattress.No breakfast,evaluator is useful for 3 floors.Can be View to the river scene from the rooftop.

This guest house is well located in downtown Pyapon. The rooms are however quite dirty and there are no fresh bed sheets. But a proper matres. Aircon and hot water. No breakfast. Foreigners are charged double the price: 17.000 for a single dirty bedroom.

This 4 -storey guest house is a comfortable place to stay. It is well-located in the heart of Pyapon and every room has good-quaility furniture. The bathrooms are well equipped and the bedrooms are spacious with cozy beds. The elevator is available for all floors and we can enjoy the beautiful scenery of Ayeyarwady River from the rooftop. Although the guesthouse doesn't serve breakfast, the prices are very resonable and it is comfortable enough for the guests to stay. It's true that the prices are double for the foreigners and that's because government collects more taxes from guesthouses for foreigners than local people. Moreover, it is situated in a friendly neighbourhood. The staffs are friendly and the reception is very welcoming. And if you need any help, please don't delay to ask the staffs and reception. They will surely help you. Also, the staffs are trained for Fire Safety and there are also extinguishers on every floor. The floor, ceiling and the walls are spotlessly clean. I have been hearing that the bed sheets and the pillows aren't clean but it's not true. But if you want cleaner bedsheets/pillows, please don't hesitate to ask for new ones. And I can see that they are making sure the bedsheets are not filthy or torn. Futhermore, there is also a parking area for cars and motorcycles. The security is good and we make sure the cars and motorcycles are all right. This guest house is a strict guesthouse and the owner won't let anyone break the rules. If you have a oppotunity to visit Pyapon, I would strongly recommend this guesthouse. I am sure everyone will find this guesthouse worth staying. This guesthouse is probably what you would expect: neither good, neither bad, it does the job and will be okay for a night or two. The staff will help with whatever they can and recommend places to go eat, there's a parking lot to keep your car safe (not that it wasn't safe on the street in Pyapon...), etc. As for the rooms, pretty basic, with bed and a desk, fridge and TV, no hot water kettle, but maybe they'll give it to you if you ask. The bathroom was not so great, the water stayed in a corner not draining for who knows how long and the toilet didn't flush properly. Luckily, a bucket of water can always save the day. No breakfast offered either, but there's a teashop around the corner. The guesthouse can officially accept foreigners, but during covid they will not do that. Price wise okay for locals.
