★ ★ ★ ★ ★ We had really bad experience staying at this hotel. The room has really bad smell. Towels and bedsheets are dirty. No hot shower available. Avoid at all cost.

★ ★ ★ ★ ★ I was a little hesitant to stay at here, since there are so few reviews and the hotel is not on Tripadvisor or Agoda. But it's a very decent place at a reasonable price.
Since it was built just a couple years ago, most things are in good working order. There's an ample supply of hot water for showers. The lift/elevator worked just fine. The electricity was steady, and the one time the power was out, they quickly turned their generator on. The breakfast buffet is very basic but adequate and the menu changes daily. The in-room refrigerator was stocked with eight different beverages, all of which were reasonably priced.
I did not try the hotel wifi, relying instead on my phone's hot spot. (In my experience, most hotel wifi in Myanmar isn't very good anyway). The TV was Burmese, Chinese and Korean programming; no CNN or English programming to speak of.
One great feature is the hotel's location. The night market is right there on the street in front of the hotel. There are many places to eat nearby. There are cell phone shops and mini-marts nearby for top-up cards, snacks and drinks. It's just a short walk from two mosques, a huge market, the "People's Athletic Field" and an ornate Hindu temple. Because of its proximity to these places, it is a bit noisy. But honestly, the city pretty much goes to sleep by 10 PM anyway, so the noise isn't really all that bothersome.
I was particularly impressed by the manager, who was extraordinarily polite. Each day, I would leave my room key at the front desk. Upon returning in the evening, he would greet me warmly and welcome me with a cold bottle of water. For some reason, he felt he needed to ask my permission before having my room made up. Maybe there was some miscommunication, or maybe he was just trying to be respectful of my space? But once we talked about it, the room was made up.
I don't think the staff speak much English. So to interact with them, it will be helpful to speak Burmese or have a Burmese-speaking friend. Similarly, because online booking is not an option yet, it will be necessary to make a reservation via telephone or a friend who lives in the area.
The room I had was very basic, but pleasant. It was clean and free of bugs, except for one or two mosquitoes that somehow managed to sneak in. No bedbugs. All of the furnishings were in good condition and the air conditioner worked well, though I hardly needed it. The bed was a bit firm for my liking, but certainly not the hardest I've had in Asia.
For a standard single room with one twin bed and aircon, they charged 30 USD. I paid in kyat at 1300 MMK to the dollar, so it came to 39000 MMK/night. With a 5% hotel tax, it came to 40950 MMK/night.
On the whole, I enjoyed my stay and would be happy to stay here again. It's much better than some other places in Myanmar, such as the Xing Xian and Two Dragons (Naga Hniq Kawn). That said, Myitkyina is really growing, and there are other new places that might also be worth a try, such as the Madira and Hotel Myitkyina.

★ ★ ★ ★ ★ Hot water is solar system, in a town known for being dreary. Thus, no hot water. No heat in room either, outside temp in upper 60s. If you are good with that, then it's quite a fine place. But, if you've acclimated to Yangon or Mandalay, it's cold.

Also, they let me stay beyond check out time when I asked them a favour.
The photos taken are from their balcony at the top floor.
