★ ★ ★ ★ ★ Very friendly owner, gave me a 5pm checkout without extra charge so I could wait for my ongoing bus in the room. And that after I checked in at 2 in the morning due to an inconvenient bus connection. The room itself has a window, is clean with good and quiet AC, ensuit bathroom with hot shower and good water pressure. Comfortable mattress and good quality sheets. I even got the breakfast for free, although this is usually not included in the room rate of 27000k. The location is near the highway bus terminal, and quite far from "downtown" Pyay, you'll need to get a motorbike taxi to get around. The owner will help you organise one if you want to see the old ruins. Also helps with organising bus tickets.
