★ ★ ★ ★ ★ Starting with the rooms, good basic rooms with an ok location in the city. The reason it gets two stars is first the manager is a very sly business man who is al about money. We did a tour through him and several things where reveled through the driver along with us being sold one tour and getting a lesser tour. Second the laundry service here is horrible, we had our clothes washed twice and still they looked like we just took them off. Wild not recommend to stay here again.

★ ★ ★ ★ ★ Just avoid this hotel. NOT recommended. As in other reviews, the manager, are just focused on money. The workers are afraid of him.
He should pay them English lessons.
We were asked to pay the first minute, but said when we leave, as always. Even that, they asked again everyday. The manager said one price the first day for a taxi (we really needed) and last the last day without time to solve, he raised it. We asked for a solution (by phone, he did not want to talk face to face) and he just shouted me "let me sleep plus bad words) and hanged me up.
No restaurants around, not even street food, 45 minuts walking from the center, rooms noisy, breakfast just ok.
Please, invest your money in good and kind people, there is a lot in Mandalay, and NOT go to this hotel

★ ★ ★ ★ ★ In a corner of Mandalay, still walkable from the train station to check in. Basic comfortable rooms, staff service was great. Limited dining options near hotel. Hotel manager can arrange day trips and the driver he booked for was reasonable price.

★ ★ ★ ★ ★ Arrived at 2am (booked ahead online) and the staff was ready to take us directly to our room. Essentially we paid only for one night but had two nights sleep and two breakfasts. Plus we left our large baggage there when we went to a monastery for a week. We came back, picked up our bags and left for a new city straight away. The staff helped make phone calls for us, carried bags, and went out of their way to assist us, despite our business contribution to them being low.
The room was very clean, spacious, and comfortable. This is a proper hotel for the same price as some of the run-down guest houses in the city.

★ ★ ★ ★ ★ Hotel location is not very good. Staff is friendly and helpful. Rooms in general were clean and cozy, including the bathroom, but I was unlucky to had blood stains and other dirt on my linen. Not that it was not washed, it smelled like it was, but the stains were not removed and housekeepers didn't bother to change it in 3 nights we have stayed, although it was clearly visible on the freshly made bed from 2 meters. Rooftop breakfast were OK.

★ ★ ★ ★ ★ A great hotel run by friendly and very helpful staff who contrary to other reviews were very honest. The rooms are extremely spacious, clean and luxurious with good private bathrooms.
The breakfast buffet severed each morning is decent and can be enjoyed on the lovely roof terrace.
The staff are very willing to assist in providing guidance about the surrounding area and helped us to organise our onward travel. Bicycles can be hired for 1000mmk.
This is a delightful hotel and excellent value. We will be staying again!
