★ ★ ★ ★ ★ We had a confirmed booking through Agoda. When we arrived on 3rd Jan there was no Hotel Zia. On same address was a Hotel Zara. We spoke to the receptionist who told us that management had changed the name of the hotel and that our reservation was not valid with Zara but were sent to a nearby hotel named East. At East they welcomed us and confirmed we had the reservation with them. We have been pleased with our stay at East however we can give no stars to Zia for not informing us in advance.

★ ★ ★ ★ ★ The hotel is quite OK. Best thing is the location in the Center of Yangon. Rooms are functional, WIFI very good. Could be a bit cleaner (I am mainly talking about dust here), breakfast is good but could have a bit more variety. Staff is very nice, but a bit undertrained.

★ ★ ★ ★ ★ We really enjoyed the 3 nights we stayed in Zia Hotel. Room size was a bit small for 2 but it was very clean and the staff cleaned the room and changed towels every morning. There are some amenities (shampoo, shower gel), hair dryer and also a kettle to make coffee/tea. The walls are a bit thin and sometimes we could hear other guests, but nothing that bothered us. Aircon and wifi both worked very well!
Breakfast was delicious! They served eggs, toasts with butter and jelly, some fruits, fried rice or noodles and coffee/tea. Location is great, right in downtown near lots of attractions. The highlight though was the staff. All very helpful, well trained and always smiling :) ask the manager to tell you all the main points of interest in Yangon and, with pleasure, he will grab a map and show you where you got to go to cover Yangon!
They also helped us book an overnight bus to Kalaw and it was very handy! We will definitely come back to Zia in our next trip to Yangon!
Ps: Uber works pretty well in Yangon and are way cheaper than taxis ;) give it a try!

★ ★ ★ ★ ★ A bit disappointed with the extremely small rooms. No windows. The toilet is also smaller. There is no elevator so you get through small hallway. It doesn’t look like the ones in the pics and for the price charged... I’ve staying in better places for much less price. The manager is helpful. But I wouldn’t stay there again.

★ ★ ★ ★ ★ Very nice people, they helped us to get bus tickets and taxis and they had much better price than around . I paid $19 so I think this is a good option on a budget. It is not very clean with an old bathroom but the bed is comfortable. The breakfast is good too.

★ ★ ★ ★ ★ Central, Clean, Comfortable and the best staff! I stayed at Zia hotel for 2 nights, in their female dorm! It's the best place to stay, I walked from there all around downtown to all the must see's (Pagodas, colonial buildings, parks & markets). The manager of the hotel even walked me to the best spot in Yangon to take a picture! The rooms are super new, comfortable and clean - nothing to fault about this hotel! Will be staying again on my return to Yangon.

★ ★ ★ ★ ★ The Hotel is peaceful. Their staff was very accommodating. Our assigned room was on the 4th floor and very hassle especially if you have luggage. No elevator and stairs were made of wood. Bathroom is shared on our assigned floor. There was a leak on the ceiling of the bathroom.

★ ★ ★ ★ ★ I have never stayed here, but my girlfriend and I come to eat here all the time. The coffee is really good, the staff are really really friendly. There's western food and traditional Myanmar food...
The best part of the whole experience is Colin! This dude grew up in Singapore and came back to work in the family business. He's got a great sense of humor and he's really knowledgeable. Ask for him specifically!
